FROG MAN Posted July 6, 2008 #1 Posted July 6, 2008 I'm trying to locate the boundary lines of a certain plot containing .008 acres of land. What I would like to see is a land plot drawing of the following. The reference is West Virginia Plane Coordinate System South Zone. 1. Beginning at a corner South 30 degrees 03' East 25 feet. 2. South 08 degrees 04' West 128 ft to the intersection of new right of way 3. South 86 degrees 24' West 15 feet 4. North 38 degrees 17' West 18 feet to a corner 5. North 12 degrees 45' East 140 feet to place of beginning. Is this a 4 or 5 sided land tract. I would love to have a software program that would draw a scale model of this plot. This is a piece the Government purchased to modify a section of road years ago. I have located a metal stake which is one of the boundaries in this section but can not locate the other boundary markers to see if any of this crosses what I believe to be my lot.Is it possible to follow this with a compass? Not ready to pay $$$ yet for survey.

Redneck Posted July 6, 2008 #3 Posted July 6, 2008 First of all I am not a surveyor. Sense you have a starting point you should be able to follow it with a compass. The only problem with using a compass is getting an accurate aim. You could stick the compass to the top of a rifle scope to get an accurate point and and use a tape measure for the distance. You can purchase the plate drawing from the surveyor who performed the survey the surveyor should be noted on your deed or the county clerk can tell you. In Texas if nobody protests where you put your fence for 10 years you own it.

autopilot Posted July 7, 2008 #5 Posted July 7, 2008 Go to the county office that handles deeds, plats, surveys & the like. Pull the deed and plat for both your and the gov. properties. The plat books should show yours and all bordering properties. The personnel should be able to assist you with locating the plats and deeds (for the legal descriptions) for both. Then take the doc.s to a surveyor (or a good real estate paralegal) and ask him/her to look at them and tell you if there is a problem with the property lines. It's also possible that the county personnel are competent enough to clarify the issue for you, but that is usually less likely. If there is a error and the error was on the part of the gov., they are responsible for correcting it. A possibility could be that the legal description &/or plat for your prop. is wrong. All of this is pulling possibilities out of the air, but in any event you need to get your hands on the doc.s and have a professional tell you what the deal is and how to best proceed if something is screwed up. In any event any doc.s associated with the sliver of land taken by the gov. for the road should be on file. Worst case you might contact the attorney that handled the acquisition for the gov. and get the info and a copy of the dwg from them. It all would start at the county register of deeds or whatever equivalent you have there. Exhaust that before getting a survey, unless you don't have one. Then, I'd get one regardless. The lines you think you have, may not be the ones you actually have!

Read description more carefully 1st and last points coinside . This is a four sided trapezoidal plot. If you can't find the actual monuments or markers you will need to get a survey. Even if you get the original documents they will do you no good unless the physical markers survived. Nor will you know if the plot intersects your boundries unless your markers are present as well.

Ummmm....you start at point A..... step 1 moves you A to B..(side1) 25 ft step 2 moves you B to C (side2) 128 ft Step 3 moves you C to D (side3) 15 ft Step 4 moves you D to E (side 4) 18 ft Step 5 moves you E back to A (side 5) 140 ft doesn't it?

cmiles3 Posted July 23, 2008 #9 Posted July 23, 2008 Problem- coordinates give you an object on a flat surface. The earth is curved, so you need a way to translate coordinates between the real world and the mathematical world. Surveyors are artists, and get paid for practicing their art. The description is tied to known points; a corner or other marker. Without that point the description does you no good. Surveys are cheap if you have a problem. If there's no problem, don't worry about it. For plots that small, the corners should be easy to find. They usually use metal stakes, so a metal detector will come in handy. You'll need a copy of the survey; it should be available at your county clerk's office. Reason? Sometimes the metal stakes are offset from the corners- pavement, creeks, other obstructions... the markers and locations are shown on the survey record.
FROG MAN Posted July 23, 2008 Author #10 Posted July 23, 2008 I found the stake and located the line in question. Compass error is 8 degrees in my area and that checks out to. It looks like I own what I suspected I did. Just making sure before excavating for a new septic system.

FROG MAN Posted July 23, 2008 Author #12 Posted July 23, 2008 There is an old out house built on top of a hand dug fresh water spring. In the rainy season it has automatic flush. Once in a while the frogs get a mouth full.:rotfl::rotfl:
