Trader Posted August 24, 2016 #1 Posted August 24, 2016 Those who know me will attest that I'm a nice guy to a fault. I try to give everyone the benefit of the doubt. I own a triplex that we depend on for income to supplement my too small pension. I had sworn that I would never again rent to a welfare recipient because it has been my experience that many people who get something for nothing have no appreciation of the cost and work involved to obtain nice things and lack respect for themselves or anything else. Our experience has been dirt, damage and ripped off. But this girl promised it would be different. She had 6 kids and Really played the pity card! She showed me proof that they get over $5000 per month in baby bonus and 2 different welfare cheques!!!!! Thats a lot more than I earn!!! Everything was fine for about 6 months..... In June she informed me that she didn't have the rent ($1550) because she misplaced the paperwork so her welfare check was late....ok.....I waited But I was getting impatient by the 3rd week.....she then claimed that she didn't receive her welfare cheque at all that month because it was so late (I call B.S.) and seeing as I held one month on deposit she felt she was justified to just have me apply that deposit to June's rent. In Ontario we have to file official papers that they have 2 weeks to pay or eviction will take place. I filed those papers June 23...so July 7th was the deadline.... no July rent in the meantime, and of course June's rent still didn't get paid I then had to pay $170 and wait 6 weeks for the Landlord Tenant Board to have an eviction hearing No rent in August. Finally, the hearing came (Aug 23) and they will be evicted. But it could take up to 2 weeks to receive the official notice of eviction and then they still have 11 days after that to get out!!! Which means No rent in September. At the eviction hearing, there were lawyers there for free for any tenants but when I asked one question I was told that they could not provide me with any legal advice because their mandate was strictly to help tenants. Because us rich landlords can afford to pay for our own legal advice! If they don't move out then I have to pay $350 to file with the sheriff's department to have them escorted from the property. But it could take up to 2 weeks for that to happen By the way.....In the meantime I could not go in and just toss them out, cut off any services, change the locks or do anything to impede the "peaceful enjoyment" of their home or they could sue me and I could receive up to a $25,000 fine. She actually told me " you can't do that because I can sue you and it won't cost me any money but it will cost you" I then have to spend time and money to dispose of the trash they left, patch holes in walls, wash and paint !!! In the meantime, I am advertising the place for rent but not likely I will find anyone decent to move in on such short notice... and certainly not in the condition it is in .so probably no rent for October. all in all, I am out about $6200 in rent...$1500 in expenses and repairs and a lot of stress and sleepless nights during the past 3 months. During that time they also caused over $10,000 damage because of careless smoking (they had no insurance ) but I actually came out ahead on that thru my insurance...plus they blew the motor on my lawnmower because they ran it with no oil in it. I can't recover any money because you can't put a Lien on welfare...and there is no form of registry to warn other landlords. So these lowlifes can just move on and continue to do this time after time with impunity. THEY STOLE OVER $7500 FROM ME AND SHOULD BE PUT IN JAIL.
Flyinfool Posted August 24, 2016 #2 Posted August 24, 2016 A very long time ago a friend of mine had a similar happening. once it was all over his lawyer told him to charge 4 months security deposit that will be put into an interest earning account with the tenant getting the interest. The thought being that anyone that has that kind of cash is not likely a lowlife and they will be real nice to the property to be sure they get it back. It has worked like a charm for him for the last 30 years. At least your legal system works fast. Here you can not even start the eviction proceedings for 6 months. When I was a renter there was a family that moved in upstairs that would pay the security deposit to get in and then not pay another penny and would be moved out the day before the sherif came to toss them out. They did over $20K in damage to the building, and this was in the late 70s. We ended up getting tossed out to because the building was so bad the city was going to condemn it. Even though the landlord said we were the best tenants he ever met.

How big was this place to be able to fit 7 people in there 1550 sounds high for a triplex so I'm assuming it's huge. And her getting 5000 for a baby bonus. What is a baby bonus? Sounds like my ex-wife could have made bank we have been separated since 99 and Everytime I had the money to file for divorce she was pregnant so 12 kids later and 16 yrs later I finally had my divorce we had one kid together who is now 19 I left her because she cheated and my proof was in her belly buy because she was pregnant we could not get divorced. Anyway Everytime something happens with the house I can't seem to get my landlord to fix it I end up fixing most stuff but right now I'm in a dilemma because back in the middle of July the flu/chimney fell and so I called the gas company first and had them come check for gas leak which there wasn't one but he took the line that went from our oven to the valve and shut the gas off and left fix it tickets but I keep getting run around from landlord that he is gonna call someone the cheapest I have found is 2700 just to remove it then someone would have to run the flu for the furnace then I can get my gas turned back on. Which is another 150 for the flu so... I offered to do it for 6 months rent which is $2,610 am I in the wrong. When I offered that he said let me make a few calls see if I can find it cheaper. I tried being landlord one time and they destroyed the house and left it nasty... Along with a few other things but since there was no lease I was fudged... Sent from my Z812 using Tapatalk

He made a deal with the welfare people that they would send the rent cheques directly to him. The tenants left piles of garbage in the yard which attracted rats. They would call him to replace a light bulb. That was a one hour drive each way. He finally got the paperwork to evict them. eviction took a year. They took hammers to the walls and totally destroyed the interior. This was a woman and her daughter. After totally rebuilding the place and hauling daway6 truckloads of garbage he sold it.

Dragonslayer Posted August 24, 2016 #9 Posted August 24, 2016 I had been a landlord most of my adult life since reading the Lowry Nickerson book HOW I MADE A MILLION DOLLARS IN REAL ESTATE STARTING FROM SCRATCH.and going to one of those weekend seminars. What they don't tell you it takes an ungodly amount of work and your very lucky if you don't lose your arse. While I did make a few fortunate deals for the most part, all those landlord years I'd really don't like to think or talk about them.

At the risk of starting something ugly: It seems the laws are tilted against those of us who get out of bed and make an effort to be productive members of society. We're considered greedy and fair game for fleecing.

Two weeks later the smell was so bad I had to vacate and relocate the other 13 units. To get rid of the smell I had to take out and replace all the a.c. ducts sheetrock and repaint the whole building. I told you I didn't want to think or talk about it. Now I'm upset about it again.

We're considered greedy and fair game for fleecing. I am pretty sure that for the most part your fleecing theory applies mostly to the middle class. The government being one of the biggest fleecers.

Dragonslayer Posted August 25, 2016 #14 Posted August 25, 2016 Did he leave a forwarding address??? You never get a forwarding address when you have to evict someone. In fact you rarely if ever collect any past due rent even if you do get a judgement from the dispossessory court.

One renter turned out to be bi polar and the voices told him to cut off his hand with a power saw, which he did in the kitchen. Fortunately he lived and they re attached the hand. Another renter had the water heater burst and did not tell me. Water flooded the whole cabin for a week before I found out. One prospective renter showed up with facial tattoos, a woman and four kids. He wanted the linoleum replaced in the kitchen, carpet replaced in the living room, the whole place re painted and then offered me half the rent I was asking for. I told him it was not ready to rent and I would call him when it was ready. Fortunately I lost his phone number so rented it to someone else. Two guys showed up wanting to rent it at 0900 totally blitzed. I told them I would let them know.

They told me it would be a couple weeks. A couple days later they told me to go ahead as it was now an "accident scene". Less paperwork guess.

I lost a lot of money over people not paying rent and living rent free until I could get them out and oh boy the damage they left. Hopefully things will improve! Mine property is sold and don't want anymore rental property got enough grey hair.
Trader Posted August 26, 2016 Author #24 Posted August 26, 2016 I was planning on evicting the deadbeats so I was starting to show it to prospective tenants. One couple showed up who told me he was a roofer and she worked at a call center but was currently off on medical leave. It was only after I asked her a few questions like if she was receiving sick leave she then admitted she did not work there long enough to qualify so she was currently on welfare. Scammer! When I asked her partner the name of his employer for a reference he admitted he worked "off and on" for a friend under the table. The guy had rotten teeth ( which I take as a lack of self respect) and he called my wife "sweetheart" which I found really offensive! Scratch that pair....NEXT?
