No, he didn't have rental insurance, but the only thing they lost was the futon. He got lucky there.

No smoke or heat damage?

Nope, we kept it to a minimum. While waiting for the fire trucks, I opened all the windows, and with the wind blowing like it was, it blew the majority of it away from the house. Most of the smoke stayed up in the ceiling. We have washed all of their clothes and bedclothes, and they came out ok. Also, as I was putting it out with the hose, I took care to keep the water damage to a minimum. Alot of damage during fires, is actually caused by careless firefighters, and their wanting to dump tons of water on the fire. Most firefighters know what they're doing, but some get carried away. It doesn't take much water to douse a fire, if applied properly.

I can relate. We lost our house when I was 16 & the majority of the stuff was ruined by water smoke and heat. We only lost one wall of the house and the carpet smoldered. The rest was lost due to water.
